1. Identification
These Terms govern the use of the Z·ilom application (the "App" or "Service"), made available at zilom.pt by Link Store, Lda, a Portuguese company, tax number (NIPC) 506721523, with registered office at Av. D. Francisco de Almeida, 6, 2710-561 Sintra, Portugal, contactable at info@zilom.pt (the "Provider").
2. Purpose
The App is a decision-support software tool that estimates the maximum value to pay for urban land using the residual method, based on the market assumptions entered by the user. It includes calculation, a detailed breakdown, sensitivity analysis, viability indicators (KPIs) and PDF report generation.
3. Acceptance and eligibility
Use of the App implies full acceptance of these Terms and of the Privacy Policy. The App is intended for adults with legal capacity to contract — private individuals, real estate agents and agencies, developers and investors. If you do not agree with these Terms, you should refrain from using the App.
4. Access models
The App is offered under the following plans:
- Free account: unlimited access to the calculator, breakdown and KPIs. Does not include PDF reports.
- Pay-per-report: one-off purchase of a PDF report, at the price shown at checkout, without a subscription. The purchase automatically creates a passive account allowing re-access to the reports acquired.
- Individual subscriptions (Lite Agente, Lite Investidor and PRO): monthly access with an included number of PDF reports and additional reports at a reduced price.
- Multi-user subscriptions (Team and Enterprise): shared access for several users within an organisation, with administrator and agent roles.
The prices applicable at any given time are those shown at zilom.pt/precos and at checkout. All prices are shown in euros and already include VAT at the legal rate in force.
5. Discounts and special conditions
5.1. Trainee (Formando)
Participants in training sessions delivered by the Provider — present or future — benefit from a perpetual 20% discount on the public price of any subscription plan. The discount is applied automatically when the email used at registration matches the email on the trainee file, or via a coupon code provided during the training. This discount is not cumulative with the Founder price.
5.2. Lifetime Founder
Users personally invited by the Provider to the closed beta phase may benefit from a lifetime Founder price, with a 35% discount on the public price of any plan. The Founder price is maintained for as long as the subscription remains active and uninterrupted. In the event of cancellation and later reactivation, the Founder price may not be reinstated.
6. Billing and invoicing
Payments are processed by Easypay (payment services provider). Invoicing is issued through software certified by the Portuguese Tax Authority (InvoiceXpress). Invoices are available in the user's client area and sent by email. For invoicing with a company tax number, the details must be provided at the time of purchase; invoices issued without a tax number or with incorrect details may only be corrected within the legal time limits.
7. Automatic renewal and cancellation
Subscriptions renew automatically at the end of each monthly or annual period, unless the user cancels before the renewal date. Cancellation can be done at any time through the client area or by request to info@zilom.pt. After cancellation, the user keeps access to the service until the end of the period already paid for.
8. Refunds
On cancelling a subscription, the user is entitled to a refund proportional to the service not used, calculated as follows:
Refund = amount paid − (number of professional reports already used × the plan's pay-per-report price)
If the value of the reports already used equals or exceeds the amount paid, the refund is zero. The refund is never a negative amount.
The refund is processed automatically through the payment provider after cancellation and may take 5 to 10 business days to appear on the original payment method. This right is in addition to applicable statutory rights, in particular the right of withdrawal in distance contracts (Portuguese Decree-Law no. 24/2014), respected on the terms set out therein.
9. Dormant account (pay-per-report)
The purchase of a one-off report automatically creates a passive user account, using only the email provided. This account lets the user re-access purchased reports by activating access via a magic link sent to their email. If the email is used again for a new purchase or subscription, previous purchases remain accessible in the history.
10. Acceptable use and limits
The user undertakes to:
- Use the App in good faith and only for lawful purposes;
- Not copy, decompile, reverse-engineer, scrape or redistribute the App, its content, methodology or algorithms without the Provider's written authorisation;
- Not enter false or misleading data that could mislead third parties;
- Not resell or sublicense access to the App to third parties without an appropriate plan;
- Respect the usage limits of the contracted plan (number of users, number of included reports).
Breach of these rules may lead to immediate account suspension, without right to a refund, and to civil or criminal liability under general law.
11. Data accuracy and liability
- Results depend entirely on the assumptions entered by the user.
- The Provider does not guarantee that estimated values correspond to the actual market value or to the price actually obtained in a transaction.
- The user is solely responsible for any purchase, sale, investment or financing decisions made on the basis of the results.
- To the maximum extent permitted by law, the Provider is not liable for any direct or indirect damages, loss of profit or loss of opportunity arising from use of the App.
12. Intellectual property
All intellectual property rights in the App — including the "Z·ilom" brand, source code, design, content, algorithms, the structure of the residual model as implemented, and documentation — belong to the Provider or its licensors. Mere use of the App does not transfer to the user any right over these elements. Reports generated by the user belong to the user, including the right to use and share them with third parties in professional contexts.
13. Personal data
The processing of the user's personal data is carried out under the Privacy Policy, which forms an integral part of these Terms.
14. Suspension and termination of the service
The Provider may suspend, change or discontinue, in whole or in part, the App and these Terms. Material changes will be communicated to users with reasonable notice by email. In the event of definitive discontinuation of the service, users with active subscriptions will be refunded in proportion to the unused time, with no limit on reports consumed.
15. Governing law and jurisdiction
These Terms are governed by Portuguese law. The courts of the district of Lisbon have jurisdiction to settle any dispute, with express waiver of any other, without prejudice to the jurisdictions mandatorily applicable to consumers.
Consumers may also resort to an alternative consumer dispute resolution body under Portuguese Law no. 144/2015 of 8 September, consulting the list at consumidor.gov.pt.
